Maintenance and Repair System
Importance of repair
Elevators are a [comprehensive facilities] consisting of 20,000 parts and components. They are a combination of electricity, electronics, machines and construction technologies. They move the unspecified mass. Therefore, you need to select a repairer that has sufficient technologies and is highly reliable. Only then, users’ safety is guaranteed while elevator management cost will fall down.
Types of repair contract
Part Oil Grease (P.O.G) Contract
It will be settled upon entering the contract. However, overall contents are like the following. Via regular inspection, preventive repair shall take place, and:
- If broken down, it must be speedily repaired to minimize discomfort of users.
- The passengers shall be rescued as soon as possible if they cannot get out.
- If there is an accident, human lives shall be saved first, followed by follow-up measures.
- The owner shall be responsible for costs for repair.
Full Maintenance Contact
- The repairer shall be responsible for repair and legal inspection fees, covering replacement of components in addition to simple repair and maintenance contract.
- All maintenance and repair excluding daily management (differing by contract) shall be the responsibility of the repairer’s full-time worker.
Full-time worker
- If there are many elevators, a technician from the repairer shall live on the site where there are elevators and conduct maintenance and repair.
- If a contract requires full-time workers, the workers may work as operation managers, too.
- Full-time workers can be subject to a contract regardless of the contract (part oil grease, full maintenance)

Matters of consideration when selecting a repairer
- Is the repairer equipped with professional knowledge on the elevator?
- How much capacity does it have when there is a breakdown or an accident? (Systemized accident report, speedy arrival on the site, etc.)
- Is supply of parts and components smooth?
- Matters of attention when entering into a repair contract
- Scope of free repair
- Cycle of regular inspection (self-inspection)
- Guarantee of non-operating time when repairing a breakdown
- Guarantee of emergency arrival when users cannot get out
- Is it insured to compensate for damage?
- Monthly failure rate: Failure or breakdown means inconvenience on the part of users due to decrease of function or performance coming from poor repair. It is a percentage of the number of breakdowns per month.
- Monthly non-operating time: This refers to a total of time of failure of elevators due to basic functional decrease or time when users cannot use the elevators for repair. However, preventive repair, regular test and contract-based repair shall be excluded.
- Performance
a. Vibration: It refers to vibration inside the car when an elevator is working.
b. Noise: It refers to noise inside the car, on the platform or in the living room when an elevator is working.
c. Precision when stopped: This refers to the difference between the car floor and the platform floor when the elevator has stopped.
d. Speed: This refers to a speed per minute when an elevator is working at its full speed (Example: 60m/min.)
e. Function: This refers to general movement and display that must come from elevators.
