Maintenance and Repair
Concept of maintenance and management
Maintenance and repair of an elevator refers to overall activities including daily inspection, regular inspection as well as other preventive repair so that you can use the elevator safely and normally over the lifespan given. This is, in principle, the responsibility of managers including elevator users based on Article 2-4 of the Act on Manufacture and Management of Elevators (hereinafter referred to as “the Act”). However, for efficient performance, it is usually commissioned to an authorized persons.
Necessity for maintenance and management
In general, elevators are used by the unspecified mass without a driver. Therefore, separate maintenance is necessary to maintain the performance of the machine. Especially, if wire rope door switch, door interlock, brake, governor and other safety devices are not maintained, accidents may take place. Therefore, maintenance and management is essential for all users’ safety. In order to prevent losses of human lives and assets, electric and mechanical maintenance as well as partial repair and change and following coordination shall take place in time.

In order to make “comfortable, pleasant and safe elevators”,
we must pay attention and work hard.
Duties of the manager (owner)
The manager (owner) shall fulfill the following overall responsibilities and duties for safety.
- Application for regular inspection of elevators
- Appointment, guidance and supervision of operation managers
- Selection of maintenance and repair providers
- Appointment of in-house inspectors
Duties of operation managers
According to Article 16-2-1 of the Act, operation managers will be appointed by the manager and shall conduct the following daily affairs for elevators.
- Preparation for and maintenance of operation management regulations
- Keeping of records on breakdowns and repair
- Preparation for and management of emergency contacts to prevent and cover accidents
- Organization and management of emergency operation system for urgent measures for accidents endangering human lives
- Reporting of accidents
- Management of standard display stickers of elevators
- Management of emergency keys for elevators
Duties of maintenance personnel
Elevator management personnel shall be equipped with experts and facilities and conduct the following duties to detect problems with safety devices and prevent decrease of functions and performance.
- Regular in-house inspection
- Preventive repair (in-time replacement of worn and old parts and components)
- Emergency measures to breakdowns
Duties of users
Safe methods of use of elevators
- Elevators shall be used for their own purposes and there shall not be overloads.
- Children and senior citizens shall be accompanied.
- Do not press buttons or switches for fun. Do not handle them violently.
- Do not run or play inside an elevator.
- Do not lean on the door. Do not open forcedly.
- If the elevator stops when you get in and out, do not act right away. Take a while to check the inside and the outside.
- Never use an elevator with a mark telling that it must not be used, it has been broken down or it is being inspected.
Measures to elevator accidents
- If the light goes out due to blackouts, do not be embarrassed but contact by using the interphone.
- If running stops due to blackouts or breakdowns, use the interphone to ask for rescue. Do not evacuate at random.
- If there is a fire, never use the elevator. Instead, use emergency stairs.
